The default was due to circumstances beyond the borrower’s control (such as death of primary wage earner, documented long term un-insured illness) AND NOTE: FHA does not recognize 6 months as a long term illness 2. The review of the credit report indicates satisfactory credit prior to the circumstances beyond the borrower’s control that caused the default These are the only exceptions. Loss of employment is NOT an exception Borrowers are not eligible for a new FHA insured mortgage if they pursued a short sale agreement on his or her principal resident simply to: 1. Take advantage of declining market conditions, and 2. Purchase at a reduced price a similar or superior property within a reasonable commuting distance Borrowers with short pay offs should contact the original lender to inquire about possible refinancing the outstanding indebtedness.
